Should You get a HVAC Inspection when Purchasing a New Home?

HVAC inspections are a good idea if you are planning on buying an existing property, whether it is a residence, business or investment property. Getting the system inspected before you purchase lets you know whether or not the system is up to date and working properly before you sign on the dotted line. It can also be a good idea for those who have been in their house for a long time or those who have inherited a property and need to verify the efficiency of their system as well as the condition of all related components.


What Does a HVAC Inspection cover?

HVAC inspections cover your whole system from the unit through the air ducts to the vents. We provide a thorough inspection of the unit, the ducts and every other major and minor component associated with your system.


With air duct inspections we check for clogs, contaminants, leaks, air flow and overall cleanliness. Vents are checked for dirt, debris, rust and possible contaminants such as mold. The ducts are pulled off the plenum box to be evaluated, and each component within the ductwork is checked for damage or excessive wear. We also evaluate all the drain lines to ensure proper flow. If necessary, or if requested, we can utilize cameras for ductwork inspections.

Mold Remediation is regulated in the state of Texas so that the company who performs the initial consultation, inspection, testing and the following close-out clearance inspections cannot be the same company that handles the actual remediation work for that site. At Breathe Pure, we are fully qualified and have all the newest and best equipment to handle either aspect of the process.


If you prefer us to do the remediation, we can refer you to a consulting company for the inspections and testing, or if you prefer our company to consult, then we can refer you to another mitigation company for the actual remediation. For consulting we offer initial consultation, inspection, pre-test, protocol development and clearance testing after the remediation is completed.


Mold testing requires samples to be taken in order to verify what types of mold have been found and their severity levels. We have basic swab tests that can be done at the property to verify that the contaminants we are seeing are actually mold, and then we take additional samples to be sent off to a lab to classify the specific types and severity levels. From this information the proper protocol for remediation can be designed.

Our project management services consist of overseeing projects in any of the same type of services we offer that are being carried out by other remediation companies to ensure that all agreements and proper standards are being met. We verify and ensure that all safety and regulatory requirements are being followed, that the work plan generated from the protocol can successfully accomplish the results lined out within the protocol, the work was done properly and effectively, and that all obligations have been fulfilled prior to project clearance.


Additionally, we offer second opinions on any of the consulting, remediation, energy efficiency or fire/water/smoke damage restoration services offered through other companies so that you can feel secure in the knowledge that you are moving forward with the proper solution to your particular situation.


In some states, mold remediation is not regulated to require separate companies to handle the inspection and remediation. We offer project management services for these areas to ensure that there is no conflict of interest with a single company doing both aspects of the remediation.
